Gas Safety Certificates from £40 plus VAT
Landlords have duties under the Gas Safety (Installation and Use) Regulations 1998
to arrange maintenance by a Gas Safe Registered Engineer for all pipe work, appliances
and flues, which they own and have provided for tenants use. Landlords must also
arrange for an annual Gas Safety Check
to be carried out by a Gas Safe Registered engineer. A record of the safety check
must be kept for 2 years and a copy issued to each existing tenant within 28 days
of the check being completed and to any new tenants before they move in.
Portable Appliance Testing from £25 plus VAT
If you let residential property as a business activity you are required by law to
ensure the equipment you supply as part of the tenancy is safe. The Electrical Equipment
(Safety) Regulations 1994 requires that all mains electrical equipment (cookers,
kettles, washing machines, etc), new or second-hand, supplied with the accommodation
must be safe.
Landlords therefore need to regularly maintain the electrical
equipment they supply to ensure it is safe.
Inventories from £45 plus VAT
If a professional inventory is not commissioned and handed over to your tenant before
they move into the property your deposit could be at risk as you are unable to provide
evidence that damage was not there prior to the tenants moving in, or that items
were in the property before the rental period began.
Check In/Out Services from £40 plus VAT
It is also highly recommended that you carry out a check in /out. Our clerks will
meet your tenant at the property at the beginning & end of the tenancy to go through
the inventory and check that the terms and conditions of the tenancy have been
met (I.e no pets, no smoking etc).
